This new three-story, 20,000 square foot building is situated on a confined site along the Charles River Parkway. The need to maximize office space and parking on the site proved to be the most challenging aspect of this project. The first floor contains parking, main entrance and employee locker rooms. The second floor serves as the main floor with reception and conference rooms overlooking the Charles River Park. Open and closed offices occupy the remaining second floor and the entire third floor.

In addition to the site constraints, this project required extensive reviews by all regulatory agencies including; Boston Redevelopment Authority, Metropolitan District Commission, Parks & Recreation, and various neighborhood committees. In addition, a variance was obtained from the Boston Zoning Board of Appeals for an increase to allowable FAR and relief from side yard setback requirements.
